Tips to keep warm during the winter months


On a cold winters day the only place you want to be (apart from a luxurious summer holiday of course) is curled up in bed. A night curled up with a good book can be one of winters great rejuvenators but sometimes it takes more than just an extra blanket to warm you up.   

There are the obvious things to try like changing to comfy, warm, flannelette sheets, and adding extra blankets, doonas or throws to your bed. A warm under blanket or sheepskin could be an alternative to the traditional electric blanket, and while these are great starting points, there is more you can do. 

Keeping a hot-water bottle or wheat pack handy is a great to warm up the sheets before jumping into bed, take a nice hot cup of warm milk or hot chocolate to bed is a great way to achieve instant warmth from the inside out. Warmer pajamas is another easy fix and bed socks will warm up your toes on even the coldest of nights. 

Try to wait to cook until everyone's home to benefit from the warmth of the oven. The heat from the oven whilst cooking a nice roast will not only warm the house but it will smell great too.

Nice thick carpets or rugs on the floor will also add layers of warmth to your bedrooms, and if you opt for rugs, you can roll them up and store them elsewhere when winter gives way to warmer weather. You might like to add a layer of thicker curtaining to keep chills at bay, especially if you have thin net curtains at your windows. 

The children of the house might appreciate the addition of a snugly teddy bear to cuddle up to over winter months, and pyjamas with feet are a great idea so that littlies stay warm even when they kick off the blankets. 

Why not treat yourself to some cute new winter slippers and a new robe so that you don’t get cold when you need to get up to check on the kids or the dog. 

Have a hot shower before rugging up in your winter woolies.

During the day open your curtains and let the sun beam through however make sure you close the curtains again before the chilled night air approaches and placing draft stoppers in doorways will help keep cold air out and whatever warmth you have in.

When you have the heater running you only need to heat the rooms you are in or will be sleeping in so close off the extra rooms. Not only will the house heat faster but you will save on you electricity/gas bill. 

If all else fails cuddle with a loved one, or to wrap yourself in your best throw rug, and treat yourself to a glass of wine. And if all else fails, a hot shower just before bed is another great option.

Common Mistakes Property Investors Make - Indifferent Expectations



When it comes to property management, it is good to have the right understanding and expectation. Here are some common areas that can cause conflict and upset with property owners and investors:

1. General 'Wear and Tear'- this is understanding that every person who rents your property will always live differently than you would. 'Wear and Tear' is the allowance of some 'bumps and scratches' to paintwork, woodwork and other items however we also must be aware of the lifespan given to a number of key items in the property like carpets are seen to have a 10 year lifespan being need to be replaced and paintwork is given 5 years etc, and so if these items are damaged, then their age is taken into account at the time of loss.

2. The Rent Arrears Process- we are a strong believer in the zero tolerance approach! We believe that tough early intervention is the key to ensure that rent arrears do not get out of hand. However every now and then, despite all our best efforts a tenant may for whatever reason not pay and the situation is headed for eviction. However as in just about all cases the rent left owing has exhausted the bond, let alone clean-up and re-letting expenses, it is crucial not only to understand there will be a substantial financial loss, but also we strongly urge landlords to be covered by a quality landlord insurance policy. Ensure your landlords insurance covers you for loss of rent, loss or damage to the contents and loss or damage to the building. Remember to compare policies. This is the best way of determining the right policy for you.

 

3. Repairs and Maintenance- this is simply having the right expectation that everything that is provided as part of the tenancy, whether inside or outside, on the grounds or in a shed, has been provided in good working order. If an item breaks down, it must be repaired within a reasonable time frame. If it cannot be repaired, it must be replaced
.
Unfortunately with the threat of further action by a tribunal and compensation awarded to a tenant is far easier and cheaper to quickly allow for repairs or replacement of items to occur. We will always contact you prior to arranging any maintenance so if you are going away or will be out of reach please let your property manager know. It can pay to leave a number of an emergency contact in case we cant reach you and we require urgent maintenance.

Tips to Help Lease Your Property Faster !


     Improving your property doesn’t need to cost a lot. Simple things are quite often over looked or treated as unimportant. Fixing and tidying up could mean a higher rental value, better quality tenants and the tenants have to maintain it to the standard they receive it in.

Street Appeal and External presentation

  •   Ensure lawns and gardens are weed free with neatly trimmed edges, hire a gardener if need be.
  •  Clear any debris
  •  Remove any spider webs from eaves, light fittings and fences
  • Patch up peeling paint on the outside.
  •  Have a clean letterbox with no cobwebs or junk mail overflowing as this can look very unsightly.
  •  Give the front door a clean and a coat of varnish/paint
  •  Purchase a new door mat (not only does it help with keeping the floors cleaner but looks neat too)
  •  Make the area as welcoming as possible
  •  If your property has a pool, ensure the water is clean and clear and the surrounding area is clean. Having a pool should be an asset to the property but a green pool can be very off putting. 



Internal presentation
  

    • Remove any clutter as this not only can look untidy but also makes a home look smaller than it actually is
    • Ensure walls are clean and patch up any chips or gauges
    • Everyone has different taste when it comes to colour’s so keep walls neutral and add colour with a bunch of flowers
    • Kitchens and bathrooms are what seals the deal for most people so ensure they are clean, clear of clutter and well aired. Replace any broken or cracked tiles as these can cause issues and lead to water damage.
    • Floors throughout the house should be swept ,vacuumed and or moped. Carpets should be steam cleaned once vacant.
    • Windows and mirrors should be clean and free from dirt and hand prints.
    • Attend to any general maintenance such as door knobs, light fixtures, torn fly screens, leaky taps and anything that is a stand out. Take care not to get into a major renovating job just make sure it is clean and looks well maintained.


    Inspection time

    • Allow as much natural light in as possible by opening blinds and curtains.
    • If the weather permits open a couple of windows partially to allow fresh air though.
    • During winter have the heater on prior to the viewing especially if you have a cold home and during summer have the air conditioner or fans running. The home should feel as  comfortable as possible.
    • If you have a dog take it for a walk or have some one dog sit. A lot of people won’t look in the yard of a property if there is a pet present.

    Professional Photos



    • Having good photos is the first step to getting people in the door. After all people will only attend a viewing if they like what they see online.
    • A professional photographer will use angles and shots you probably would never think of to show the property to its best advantage



     Allowing Pets
     
    • Majority of tenants these days have pets. 
    • If you say no pets we advertise no pets.
    • This means someone with a goldfish in a bowl wont view your property.
    • Advertising as pets negotiable lets you decide once the application comes in

    “Deceptive” promoters of ‘rent to buy’ property deals!


    The Supreme Court has ruled that a ‘rent-to-buy’ property scheme operating in WA was illegal because the promoters are not licensed real estate agents, and had misled consumers.

    The landmark ruling by the Supreme Court declared that unlicensed promoters of a rent-to-buy scheme, No Loan Home Pty Ltd, its sole director Filip (Fil) Butkovic and employee Nikola (Nik) Butkovic, of Nedlands, had engaged in misleading and deceptive conduct.

    No Loan Home Pty Ltd, the proprietor of the business Perth’s Easyhomes WA, has been restrained from advertising and promoting the scheme or entering into any further rent-to-buy transactions without first obtaining a real estate agent’s licence under the Real Estate and Business Agents Act 1978. The Supreme Court ruled that the ‘rent-to-buy’ transactions are real estate transactions for the purposes of the Act.

    The judgment, handed down by Master Sanderson on 30 May 2012, supported the Commissioner’s allegation that the promoters had also breached the Australian Consumer Law (ACL) by misleading potential purchasers regarding the future value of the property, the potential equity that they are able to build up over a four to five year period and their ability to obtain finance at the end of this period. 

    The company’s website and advertising material makes misleading representations as to future property values without setting out the basis for these estimates.Under the scheme being promoted by No Loan Home Pty Ltd, the buyer pays an ‘Upfront Option Fee’ to the business of about $15,000, as well as an ‘Ongoing Option Fee’, a proportion of which is to be credited towards the final purchase of the property. 

    The buyer is required to sign a tenancy agreement with the seller in which rent is payable until the end of the contract period, usually four years, when the option to purchase is to be exercised.

    Acting Commissioner for Consumer Protection, Gary Newcombe, said the landmark ruling in this case now has implications for all promoters of rent to buy schemes, and Consumer Protection are looking into other similar schemes.

    “The Supreme Court supported Consumer Protection’s belief that the promoters of these schemes were engaging in real estate transactions so were required to be licensed and were therefore operating outside the law,” Mr Newcombe said.

    “Our major concern was that the consumers who took part in these schemes didn’t have the protection that the licensing system and laws offer and now we have legal clarity over these issues following the Supreme Court ruling.

    “Consumers have recourse to a fund for reimbursement where serious misconduct of a licensed real estate agent causes loss, and licensed agents are accountable to the Commissioner under a Code of Conduct and the Act. Those operating without a licence provide no such protections.


    “These schemes prey on vulnerable people who are finding it difficult to either sell or buy a home. We urge consumers who have had dealings with No Loan Home or any other rent to buy scheme to contact us.”

    Reducing your litigation risk is good business!


    These days unfortunately, litigation is an all too familiar term for many people. We read about it in the newspaper, hear about it on the news and see it on current affairs TV programs. We have become desensitised to the word  ‘sue’ which used to be just a name! But now, it is a whole lot more than that!
          
    Avoiding litigation and minimising risk is everyone’s business. In your rental property, there are some key areas of risk we need to be aware of, and take the necessary steps to reduce them.


    Here are some areas to consider:
      
    Smoke Alarms - ensure that the required number of hard-wired smoke alarms are installed. They also need to be regularly checked by professional smoke alarm technicians.


    Tripping Hazards - identify uneven or slippery surfaces and steps that could cause someone to trip and injure themselves. Besides the genuine risk of harm, there are people (a minority) who see this as an opportunity to make some money via litigation. Always attend to potential tripping hazards.
      
    Repairs - always ensure that the property is in a good state of repair, attending to repairs quickly thereby reducing any risk of injury to tenants and their visitors.


    Safety Switches – ensure that safety switches are installed to protect tenants and their visitors
    from injury should an electrical fault or surge occur. 


    Using only Qualified Tradespeople - landlords who do their own repairs run the risk of expensive litigation while trying to save a few dollars! Doing repair work that a qualified tradesperson should do is simply asking for trouble, especially if something should go wrong. 
      
    Liability insurance connected to your building insurance may also be affected in this case, so it makes sense to leave it to those who have the qualifications and are insured to do such work.

    BRAND NEW homes avail 20% below market rent!


    The National Rental Affordability Scheme (NRAS) is an Australian Government initiative which, through partnership with the states and territories, aims to significantly increase the supply of new affordable rental dwellings across Australia. 

    Under this scheme, each approved NRAS property will be rented to eligible low-to-moderate income tenants at 20 per cent or more below market rent. LJ Hooker Leeming is an NRAS approved agent and we have brand new NRAS properties coming up for lease in Bassendean & Aubin Grove.
