Information for Tenants

Any prospective tenant wishing to apply for your property must complete an ‘Application for tenancy’ form with our agency. Our thorough and comprehensive screening process includes the following:

*      100 point identification check (similar to bank checks)
*      Rental reference checks x 2
*      Employment reference checks and/or request for bank statements
*      National tenancy database checks (only accessible by registered agents)

Tenant selection is viewed as the most crucial part of our business and as such we dedicate considerable human and financial resources into ensuring we secure the best possible tenants for your property.

All applications are presented to you by Licensee of LJ Hooker Leeming, Pauline Francis.  Pauline will discuss with you any elements she considers worrisome as well as advising you of her recommendations. However, the final decision is always yours. We act on your behalf via your instructions and will decline any applications you do not feel comfortable with.

Should you have any special requests with regards to tenant selection such as no pets or smokers, please ensure you discuss these with the representative from our office that you are dealing with so they can be noted on the Authority to Manage form prior to advertising.

When renting properties we:

Recognise that everyone has an equal right to rent property regardless of personal characteristics such as age, sex and race; and Will agree to any reasonable alterations that a customer with a disability requires to meet their needs, so long as the alterations are at the customer’s expense and will not cause the owner unjustifiable hardship.

We will only decline an application to lease a property if…

  • We have already received sufficient applications
  • It won’t accommodate as many occupants as you would like
  • It can’t be altered to suit your needs or it can’t be returned to original condition when you leave
  • Your references don’t provide enough information to allow us to determine your ability to pay the rent and look after the property
  • Your references are not as good as the chosen applicant 
Please always bear in mind that as agents we present all applications to the owner but ultimately it is their decision who they select.
